The Typical Development Entitlement Process
Contract Initiation and Feasibility
Once the contract between the landowner and Us Land Developers is mutually accepted, we will begin a feasibility study. During this phase, our engineering consultants will develop layout options for the property. We will then present the layout that optimizes the property’s potential to the local jurisdiction for review and feedback in a Pre-Application Conference. If needed, adjustments will be made to address any concerns raised by the jurisdiction. This process ensures that we solidifies the property’s development potential.

The Land Use Application
Our engineering consultants, in collaboration with our team, will gather essential site information. This data, along with the layout, forms the property’s Land Use Application for development. During this stage, various consultants will be involved, and the information collected may include a Boundary Survey, Topography and Traffic Study, Vicinity/Circulation Mapping, Existing Conditions Mapping, Preliminary Utilities Plan, Preliminary Grading, Drainage and Erosion Control Plan, Storm Water Report, Landscape/Mitigation/Tree Preservation Plan, and a Written Application Narrative.
Completed Land Use Application
Once the Land Use Application is submitted, the jurisdiction will review the materials to ensure all required items are included for a thorough evaluation and approval. If additional information is needed, the jurisdiction will request it during this process. Sometimes this process can take months.

Application Approval
After the Land Use Application is considered complete, the jurisdiction will begin the approval process for the site, also referred to as Preliminary Plat Approval. Depending on the project type, this process may involve hearings, officer review, planning commission approval, and/or city council approval.
Construction Drawings
Our engineering consultants, along with the our team, will work to gather information from the site. This information, along with the layout, makes up the property’s application for development, the Land Use Application.

Approved Construction Drawings
The jurisdiction will review the Civil Engineering Plans and collaborate with our engineers on any required revisions. Once the plans receive final approval, the jurisdiction will schedule a meeting with our team, our engineering consultants, and construction contractors and together we will review the project schedule and process. With this final step completed, construction can start.
The community comes to Life
At this stage we will choose the best strategy, we can build the community ourselves, we can sell our final plans to a home builder, or we can Joint Venture with a contractor to bring the community to life.

For example, some projects may require zoning changes, annexation into a different jurisdiction, or other regulatory adjustments to meet local or regional development standards. These additional steps can impact the timeline and complexity of the project, and are addressed as needed to ensure successful development.
